Fee Disclosure

To ensure transparency through the rental process and residency at The George, we've created a list of charges you may encounter as an applicant or resident. This will help you easily understand your initial and monthly ongoing costs, as it is our goal to make planning your budget effortless.


ADMINISTRATIVE CHARGES:

  • Partial Security Deposit: $250 due at time of application
  • Application fee: $50 per applicant (all occupants 18 years of age plus) due at time of move-in.
  • Administrative move-in fee: $200 one-time non-refundable fee due at move-in.


RENTABLE ITEMS:

  • Parking:
    • Uncovered Assigned Parking Space: $30 per month.
    • Covered Carport/Reserved Parking Space: $65 per month
    • Enclosed Garage Parking Space: $100 per month
  • Storage Cage:
    • $20 per month.


PET FEES:

  • Pet Fee: $300 per household, one-time fee, non-refundable, due at move in.
  • Pet Rent: $35 per pet, per month.
  • Breed and weight restrictions apply.

UTILITITES:

  • Electricity: Metered by and paid direct to provider, DTE. Should utilities be turned off by resident, a $25 Utility Administrative fee will be charged monthly along with back billed usage until service is restored in resident name.
  • Gas: No gas.
  • Water/Sewer:
    • One Bedroom/Studio: $22/month
    • Two Bedroom: $35/month
    • Three Bedroom: $45/month
  • Trash Service: Flat fee of $12 per month.
  • Internet/Cable: Serviced through Comcast Xfinity, pricing varies based on package(s).
 

RENTERS INSURANCE:

Residents are required to maintain $300,000 in personal liability insurance. Premiums are determined and billed by your third-party insurance provider. Should insurance expire, resident will automatically be entered into a master policy at $25/month.

We recommend ResidentShield for your insurance needs. Maintaining your insurance coverage thru ResidentShield will streamline the process as they provide your proof of coverage directly to our Leasing Office upon purchase or renewal.

 

OTHER FEES:

  • Late Fee: $100 per month for late payments, charged on the 2nd.
  • Returned Check or Rejected Payment Fee: $75.00 per occurrence.
  • Lost/Stolen/Damaged FOB/Mailbox Key/Apartment Key: Each resident on the lease will be given one FOB/key at no cost, in additional to one mailbox key. (One mailbox key per apartment) Each additional FOB/key requires a $25 non-refundable fee.
  • Apartment Transfer Fee: $750 one-time fee.
  • Short Term Premium: Varies based on lease term and availability
 

SECURITY DEPOSIT:

  • $500 or $1,000 based on rental screening results.

 

Electronic payments made by credit cards are subject to a per transaction merchant fee equal to 2.95% of the total transaction cost.

Debit card fees are assessed on fixed transaction amounts:

  • Under $1,000: $3.95 per transaction
  • $1,000 - $1,999.99: $4.95 per transaction
  • $2,000 or more: $9.95 per transaction

ACH payments are free from payment processing fees.
